Independent Building Science Assessment
Scope of Inspection
The inspection and resulting report are based on a non-invasive visual assessment of the readily accessible areas of the property at the time of inspection. The purpose of the report is to provide an independent professional opinion on the observable condition and performance of the building systems, interpreted within the context of New Zealand construction practices and the New Zealand Building Code.
The inspection does not include destructive or invasive testing, removal of linings, lifting of floor coverings, excavation, or dismantling of building components unless specifically agreed in writing.
Moisture testing, thermal imaging, and other diagnostic tools are screening instruments only and are used to assist interpretation of building behaviour.
Nature of the Report
This report represents a professional opinion based on:
- Visual observations
- Building science principles
- Industry experience
- Non-invasive diagnostic equipment
It is not a warranty, guarantee, or certification of future performance.
Buildings are complex and dynamic systems. Conditions may change due to weather, maintenance practices, occupancy patterns, ground movement, alterations, or time. The report reflects the condition of the property as observed on the date of inspection only.
Limitations
The following matters are excluded unless specifically agreed in writing:
- Invasive moisture testing
- Structural engineering design or calculations
- Electrical, plumbing, gas or mechanical compliance certification
- Geotechnical assessment
- Hazardous materials testing (including asbestos)
- Methamphetamine testing
- Pest or vermin inspection
- Detailed council file review
Areas that are concealed, obstructed, inaccessible, or unsafe to access cannot be inspected.
The absence of visible evidence of a defect does not confirm the absence of latent or concealed issues.
Moisture & Thermal Imaging
Moisture meters and thermal imaging cameras provide indicative readings only. Results are influenced by environmental conditions, recent weather events, material density, surface finishes, and occupancy conditions.
These tools identify relative moisture levels and temperature differentials. They do not measure internal timber moisture content unless invasive testing is undertaken.
No conclusion should be drawn that a building is free of moisture risk solely because abnormal readings were not detected.
Durability & Maintenance
Any commentary regarding lifespan is based on typical New Zealand material performance expectations, assuming normal maintenance.
Performance and durability are directly influenced by maintenance. Failure to maintain coatings, sealants, flashings, membranes, roofing, joinery, drainage systems, and cladding will materially affect service life.
Ongoing maintenance is the responsibility of the property owner.
Third Party Reliance
This report is prepared solely for the named client and for the stated purpose.
No other party may rely on this report without the prior written consent of Building Science Ltd.
Unauthorised reliance by any third party is at that party's own risk.
Liability
Building Science Ltd accepts responsibility for exercising reasonable care and skill in conducting the inspection and preparing the report.
No liability is accepted for indirect, consequential, or economic loss arising from reliance on the report.
Any claim relating to the inspection or report must be made in writing within 12 months of the inspection date.
Where the client acquires the services for business purposes, the guarantees under the Consumer Guarantees Act 1993 are excluded to the extent permitted by law.
Intellectual Property
The report remains the intellectual property of Building Science Ltd.
The client is granted a non-transferable licence to use the report for its intended purpose only.
The report must not be altered, reproduced in part, or distributed without prior written consent.
Dispute Resolution
In the event of a dispute, the parties agree to first attempt resolution through good faith negotiation.
If unresolved, the matter shall proceed to mediation before any litigation is commenced.
This agreement is governed by the laws of New Zealand.
Acceptance of Terms
Payment of the inspection fee or reliance upon the report constitutes acceptance of these Terms & Conditions.
